NIMROD HALL
Nimrod Hall is for sale for only the second time since 1906 and the 4th time in its history.
It is an incredible historical Virginia old fashioned resort that has been a financially viable Virginia seasonal Inn since the 1800’s. We bought Nimrod to be a bridge at a time when the current owners who inherited Nimrod, needed to retire. We love Nimrod but both have our own separate careers and hope to find someone else to carry the torch of ownership.
We hope to pass the reins of owning and running Nimrod Hall to someone who will continue the seasonal hotel business and expand on what we have done since our ownership. The beauty of the area can’t be exaggerated and Nimrod Hall is a special place. It sells itself as a place for guests to come, many times for 20 plus years straight, the same week every year. It is the kind of resort that has become very rare and kids adore it even more than adults, or at least as much. There is so much potential in this beloved Inn, but it could easily be as loved as a family compound with all the cottages so close to one another. But we will try to sell to someone who wants to keep the history alive as much as we can.
Nimrod Hall is a mecca for anyone creative and has been painted so many times that the former owner owns a painting done by a guest who visited from England in the 1880’s. Nimrod Hall and its buildings and rivers have been painted hundreds of times every summer since the 1980’s during the art workshops and writers have written so much as well. We have a book written by a guest of Nimrod Hall from the 1930’s loosely based on her experiences at Nimrod and numerous essays and articles have been written about its charms. Nimrod Hall began as a hunting lodge and until 2012 or so was also used for hunting in the season. Since 1985, Nimrod Hall has been used as a summer site for artist workshops and family camp with the same families coming every year. It is an all-inclusive Inn with three meals per day served to guests. From 1937-1985, Nimrod was also home to Camp Nimrod for Boys that closed officially in 1985.
Nimrod Hall consists of the Inn and buildings and includes just over 100 acres of land with forested areas, hay fields, glades with black walnut trees, creeks, fields and gardens. As well as the site of an Inn that is a main house surrounded by cottages and a central yard, on a large hill overlooking the Cowpasture river valley. A Kubota tractor with mowing capabilities and other mowers and lawn equipment can convey.
Hay is currently given to the neighbor but can provide income for any purchaser. No hay equipment is included, but local farmers will hay the land for you for hay itself or you can make other arrangements. As owners, we have focused on the art workshops portion of Nimrod as that was our interest but you can go in many other directions.
A conservation easement can be applied for in the event you do not want to subdivide but is not currently in place. Land subdivision is therefore, also an option for the buyer.
We have just fenced in 2020, the area of Nimrod known as Racetrack Field, all the way around the existing structure owned by another family as a summer getaway known as Heavens Gate. When Frank Wood sold them the property many, many years ago, he retained the 8 feet of Cowpasture River land that is between that house and the river so the river frontage even in front of that house belongs to Nimrod and is unbroken.
The fields across from Nimrod Hall itself are empty of all buildings except the current owner’s art studio and is mowed for walking paths by that area and used for hay. The upper hill area has been untouched and is forested and can be used for walking trails or hunting. This is also where the Nimrod Water Reservoir is located that is elevated on a higher hill from the main buildings. Until 2006 or so, Nimrod was gravity fed for water pressure but currently we have a pump that creates good pressure and it is located in the Old Post Office in a closet outside the main rooms.
Nimrod is 100% well water from a deep well. The pump well house is located in the field as you come into Nimrod on your left. This area is currently a hay pasture but could be used for housing as well.
All of Nimrod electric lines were buried in the 2000’s. There is electric service to 4 different sources on the property (2 @ 200amp, 2 @ 100amp) and poles going to the new owners studio, a state run safety light behind Nimrod Hall, but everything in the yard area is underground.
The original sewer lines have been replaced on the property from the original terracotta. Some older water pipes can be found in and under the cottages, but the bulk have been replaced in the 2000’s and yearly as needed with weather resistant PVC. Many of the fixtures have been left old and vintage. Our guests prefer the vintage look. Even when replaced they are replaced with a vintage looking fixture. Anything we have upgraded to the property we have done so for longevity.
There are 32 rentable 2 person rooms with shared baths. Baths can be added with current perk on file, as the number of people who Nimrod can house is more important than the number of baths themselves. Any added guests would have to be approved by Bath County. A summer camp was able to open brand new with no existing perk so it should not be a problem to do this.

The Old Post Office
Narrow long building with two rooms and a Victorian style roof. An original building it is used primarily for artists to work in currently. It has been a game room until the Rec Hall was renovated. Many used for artists to work.

All studio cottages have a window on each end with a door and screen door. All have a small deck and retractable awning.
These buildings can be moved by Byler Barns who we bought them from in 2015. Currently it is 10 small cottages with one dedicated as a bath house.(water source and septic connects to the Third Sunset cabin).

A spring fed pond is on site that stays at 58 degrees year round. Used as a swimming hole in the Camp Nimrod days then left to become a stocked fishing hole, we renovated it back to swimming in 2014. It can be restocked for fishing. It is at least 17-20 feet deep pond and is kept level by a waterfall that feeds back into a creek tributary of the same spring to the river.
Pond House is a Byler Barns Shed from 2014 that is used for pool toy storage. No electric is onsite.
A Byler Barns Pavilion is overlooking the pond for shade.
A second small pond is by an old horse barn used for the boys camp. Currently we do not use this area.
Waterfall
A waterfall keeps the pond water level and is crossed on a small bridge from new pond house
Creeks
We have 3-4 creeks that go through the property and empty into the pond. All flow into the Cowpasture river.
